POSITION SUMMARY:
The Sr. Director, Portfolio Management & Lease Administration, will provide strategic leadership, vision, and operational management for a comprehensive real estate portfolio of 50 acute care hospitals, 560 Ambulatory Surgery Centers, 1,550 leased and owned properties totaling over, 30 million square feet, encompassing a diverse range of healthcare-related assets. This includes transaction management, lease administration, property management for owned properties, facilities management, due diligence and integration for mergers, acquisitions, and dispositions, project management, and collaboration with cross-functional real estate teams. Reporting to the Vice President, Real Estate, the Sr. Director oversees portfolio management, lease administration, facilities management, and project execution for the enterprise, encompassing Tenet Healthcare, USPI, TPR (employed physician network), Conifer, and global business services platforms.
FUNCTIONAL EXPECTATIONS & REQUIREMENTS:
This role focuses on building and leading a high-performing team of internal and outsourced resources, fostering collaboration with stakeholders, and ensuring operational excellence. The Sr. Director will lead initiatives like portfolio optimization, lease administration, rent payment and collection processes, facilities management, project delivery, analytics, and reporting while supporting executive and board-level decisions.
Key responsibilities include the following:
Strategic Leadership
- Develop and implement a multi-year capital plan for portfolio optimization, maintenance, tenant improvements, and facilities upgrades.
- Partner with real estate and facilities leaders on strategic planning, capital projects, and sustainability initiatives.
- Lead the creation and execution of strategic real estate and facilities management programs across all asset types.
Portfolio, Lease Administration, Facilities & Project Management
- Administer a financially sustainable and top-performing portfolio aligned with industry standards.
- Oversee lease administration, including rent payments, rent collections, and ensuring compliance with lease terms and critical dates.
- Lead facilities management efforts to ensure proper building operations, maintenance, and compliance with safety and regulatory standards.
- Enhance and monitor adherence to real estate and facilities management playbooks templates, and toolkits.
- Oversee project management activities, including real estate capital projects, tenant improvements, and infrastructure upgrades.
- Ensure on-time, on-budget delivery of projects and facilities maintenance initiatives by managing timelines, budgets, and resources effectively.
Team & Partner Management
- Build and lead a nationally distributed team of internal and outsourced resources, ensuring high performance and engagement.
- Manage and optimize the performance of outsourced partnerships including CBRE and facilities management vendors.
- Conduct training for the transaction, lease administration, rent collection, and facilities teams to improve performance.
Lease Administration & Financial Oversight
- Oversee rent payment processes, including the accurate and timely remittance of rents and reconciliation of accounts.
- Implement effective rent collection strategies and resolve disputes with tenants or landlords.
- Manage income, expenses rent collection processes to ensure profitability and operational efficiency.
- Develop and maintain portfolio analytics, lease administration metrics, and gearing ratio models.
- Present quarterly real estate, lease administration, rent payment, and facilities updates to market and executive leadership.
- Support the Capital Allocation Committee and secure funding for investments, improvements, and facilities initiatives.
Facilities & Transaction Oversight
- Oversee all real estate transactions, including leasing, acquisitions, dispositions, and ground leasing, with a focus on integration into operational and facilities strategies.
- Ensure facilities management programs support optimal building operations and tenant satisfaction.
- Partner with Corporate Development on strategic acquisitions, dispositions, and facilities integration during mergers or expansions.
- Negotiate large and complex real estate transactions, acquisitions, and divestitures, ensuring alignment with organization goals and financial sustainability.
Compliance & Risk Management
- Integrate compliance programs (e.g., Stark & Anti-Kickback laws) into real estate and lease administration operations
- Collaborate with Legal, Compliance, and Facilities teams to ensure adherence to safety and regulatory requirements.
REQUIRED SKILLS, EXPERIENCE & PROFESSION ATTRIBUTES:
- 10+ years of experience in healthcare real estate, including transaction management, lease administration, portfolio management rent payment processes, rent collections.
- Preferred working knowledge of emergency management, facilities management, and project management.
- Demonstrated expertise in lease administration, including managing rent payments, collections, and dispute resolution.
- Working knowledge of facilities management, including building operations, maintenance, and safety compliance.
- Proven expertise in managing real estate capital projects, facilities maintenance programs, and operational enhancements.
- Expertise in compliance programs and regulatory frameworks like Stark & Anti-Kickback laws.
- Demonstrated ability to lead high-performing teams within a large-scale organization.
- Experience managing outsourced partnerships, particularly with CBRE or similar firms.
- Strong knowledge of lease administration systems, facilities management tools, and project management methodologies.
- Advanced proficiency in Microsoft Office and project management software.
- Ability to negotiate large, complex real estate transactions, acquisitions, and divestitures.
Education
- A bachelor’s degree from an accredited university in Finance, Real Estate, Business Administration, or a related field is required. A master’s degree in business administration or an advanced degree in a related discipline is preferred.
Preferred Experience
- Knowledge of employed physician groups, JV ambulatory programs, and facilities operations in healthcare settings.
- Experience in strategizing and executing multi-year strategic network and facilities plans.
- Proficiency in managing disputed resolution with tenants, landlords, service providers, and facilities management teams.

Compensation
A competitive compensation program will be tailored to the selected candidate. Base salary will be supplemented by a performance bonus and comprehensive, well-rounded benefits program, which includes relocation assistance.
Travel
Approximately 10 percent.
